From 1 May 2015, AS1851-2012 Routine Service of Fire Protection Systems and Equipment came into effect as the required standard for fire protection maintenance for all new buildings in South Australia.

The South Australian Department of Planning, Transport and Infrastructure has amended the ‘Minister’s Specification SA 76-Maintenance and Testing of Safety Installations Schedule of Essential Safety Provisions’, dated January 2000, with the newly drafted ‘Minister’s Specification SA 76-Maintenance of Essential Safety Provisions – 2015 edition’.

In South Australia, fire protection systems and equipment in all new buildings must now comply with AS 1851-2012 Routine Service of Fire Protection Systems and Equipment. The Standard provides prescribed routine servicing activities for the majority of fire protection systems and equipment. This includes inspection, testing, preventative maintenance and survey activities and helps to ensure that the systems and equipment are in proper working order.

Building owners, property managers, facility managers and facility engineers of new buildings are encouraged to familiarise themselves with the Standard. The Standard was completely rewritten and released in December 2012 to provide better clarity around what is expected from building managers and their service providers. For more on how AS 1851 applies to facility managers, read our blog post here.

Wormald commends the South Australian regulator for reviewing the current specifications and its decision to adopt AS 1851-2012 as its best practice standard for new buildings

Staying up to date with fire safety standards and regulations is an important part of ensuring building and its occupants have a high level of protection against fire. If you’re unsure as to what your responsibilities are, it’s a good idea to speak with a fire protection specialist.
